This project involved the development of 44,000 ft2 of mixed Shell & Core and Category A office space within the City of London, spread over two-and-a-half floors of this new building. The upgrades took place over three separate projects. This included the installation of a completely new tenant's system on the 6th floor in addition to the upgrade from Category A space on the 2nd and 5th floors.
This space was upgraded to an open plan office space with support and meeting rooms.

Project Profile
The conversion of a 3 storey public house dating from the early 1840's to a 4 storey office located in the Holland Park area of west London. This involved the removal of the existing roof with the installation of a new ceiling to the 2nd floor and creation of new walls and roof to create the new 3rd floor. Additionally, a new self-contained mews house was constructed to the rear of the property.

Greig City Academy
Project Profile
Located in Hornsey in the inner city part of north London this project involved the redevelopment of the two storey Design and Technology block at the Greig City Academy.
The refurbishment involved stripping back the services to the base building. A new electrical supply was run to the existing machinery.
The CAD and technology rooms were provided with new electrical and data supplies and a new ventilation system. A new radiator system was installed to the ground floor to match the first floor. Within the workshops, a new dust extract system was installed and linked to the machinery so that the machinery could not be started without the dust extract system also running. New 'Emergency Power Off' buttons were provided to each room which would shut off all equipment while allowing the extract systems to continue running.

Berkeley Square House
Project Profile
This project involved the alteration of a number of suites within this landmark 1930's building in the West End of London for ArcelorMittal. This 3-phased refurbishment project involved works on one or two suites at a time, each suite being approximately 500m2 (5500ft2) in size. Areas refurbished included back office areas in addition to high quality executive offices plus meeting and conference rooms. Overall the total works covered an area of 2600m2 (28,000 ft2).

Birmingham Data Centre
Project Profile
This project involved the redevelopment of two spaces at an existing data centre in Birmingham to create two new Tier 3 data halls with areas 330m2 (3500ft2) and 200m2 (2100ft2). The works had to take place while the rest of the data centre was live, including working around live busbars running below the floor of the larger data hall which fed an existing live data hall. Additionally, new cooling was required to these halls and the existing electrical switchboard required extending to provide power to the new area.

This project involved the creation of a high quality office accommodation within this 6-storey former town house located in west central London.
Prior to commencement of works, the building was being used as serviced office space. The building was stripped back to the bare shell and the roof extended to the rear to enlarge the fourth floor. During the strip out, a large chamber was discovered below the basement and the Comms Room is now housed within this chamber.
The building is designed to achieve a quality feel to the building and to this end the M&E services were concealed as much as possible. As such, the services had to be very carefully coordinated around the existing building framework and new fittings.
Following completion of the project, the building comprises a mixture of cellular and open plan offices housing up to six people, reception area, new meeting area, two gymnasia, shower area and Comms Room.

Project Profile
The project involved the relocation of the commercial kitchen and cafe area in the regional office of a major telecommunications company.
The kitchen and canteen were relocated from the third floor to a central location within the ground floor which had previously been used as an office and meeting room space.
A non standard approach to the engineering design was needed to tackle the issues raised as a result of the unusual position of the new kitchen within the building.
The delivery of an energy efficient solution (featuring inverter driven pumps and interlocked controls) was achieved despite the complexity of the job.
The scheme included the refurbishment of meeting and conference rooms and the creation of some additional new meeting rooms.

7-8 Frederick's Place
Project Profile
Green Building Design Consultants were initially employed to prepare a Dilapidations Schedule for 7-8 Frederick's Place. This listed building is the former British Linen Bank and consists of 5 storeys plus a basement and is located within the City of London.
Following on from this instruction, Green Building Design Consultants were appointed to provide a mechanical and electrical services design for the refurbishment of the building. This refurbishment involved the conversion of the floor plan from the cellularised layout installed by the previous tenant to a more open plan layout. The original internal walls were retained and the recent partitions removed.
The project required the strip out of the existing Versatemp air conditioning and the installation of a new radiator system. The electrical installation was retained where required. New suspended lighting fitted to the ground floor shows the decorative features of the area with minimal impact on the building.

10 Chiswell Street, London
Project Profile
Covering two floors and 10,000ft2 of this building, the project involved the creation of new offices for the London branch of a New York based trading company. The company required that each trading position be able to operate with an energy consumption of up to 1300W with an ultimate capacity of 75 traders. The energy requirements meant a number of buildings had to be surveyed in order to find a suitable building.
10 Chiswell Street was the only suitable building found and a number of modifications were required in order to increase capacity and cater for the needs of the client.
Our design incorporated a new EDF transformer to provide the extra power required. The existing generator was not of sufficient size to meet the power requirements so a new 1250kVA generator was placed on the building roof. A traditional trading floor cooling system was not suitable for the loads predicted and so a CO2 cooling system was specified - this was one of the first such systems installed in the UK.

Commercial Design Solution
Project Profile
The project involved the creation of serviced office space from a new-build Category A fitout within the landmark Broadgate Tower.
Green Building Design was employed by Modus Workspace and Regus to provide the design element for this project under a Design and Build Contract.
The fitout is spread over the 11th and 12th floors of the tower covering a total area of approximately 25,000ft2. The 11th Floor is fitted out as cellular and open plan office space while the 12th Floor is a mix of meeting and presentation rooms and also incorporates a food preparation room.
This is the first project on which Green Building Design have worked with Regus. Since commencement of this project we have also worked on Regus projects in Glasgow, Southampton, Reading and Newbury.

1 Drummond Gate
Project Profile
The project involved the refurbishment of the upper two floors of a 1980's island office block adjacent to Pimlico Underground Station. This is to provide new offices for the Youth Justice Board. Green Building Design provided the electrical design for the contractor as part of the Design & Build contract.
The works covered an area of 35,000ft2. The area had been fitted out in 1996 and as part of the client's brief much of the equipment from this fitout was retained. Other parts of the installation were upgraded to modern standards where required.
This project involved the creation of open plan office space, cellular offices, meeting rooms, a new reception area and a new 550ft2 Comms Room serving both floors. The work also included the addition of a new shower to each floor and the refurbishment of the existing toilets.
