As of April 1, 2025, the UK's Minimum Energy Efficiency Standards (MEES) mandate that all commercial rental properties in England and Wales must possess a valid Energy Performance Certificate (EPC) with a minimum rating of 'E'. Failure to comply can result in substantial fines and potential invalidation of lease agreements. Looking ahead, the standards will tighten further: by 2027, a minimum rating of 'C' will be required, escalating to 'B' by 2030.
