M&E Design for Open Plan Offices at 2-4 Southwark Street, opposite Borough Market

GBD managed M&E design for a total refurbishment of four floors at 2-4 Southwark Street, London Bridge to create open-plan office spaces with exposed services.

Working with Martin Birrane’s UK property company Peer Group plc, Green Building Design Consultants provided designs for a complete refurbishment of all four floors including office space and WC areas. A new shower and WC block were incorporated in the designs along with a plant space, installed at 5th floor level.

To ensure optimal energy efficiency throughout the building, the team installed separate, simultaneous VRF heating and cooling systems, complete with heat recovery ventilation systems.

A domestic water services booster pump was also installed, to ensure that all tenants received adequate water supply and pressure.

Mark Bennett from Green Building Design Consultants said “2-4 Southwark Street occupies a highly prominent position adjacent to Borough Market, with a LEON restaurant housed on the ground Floor. Floors 1 to 4 were fitted out with exposed services in keeping with the open-plan design.”

He continues “Due to the functioning LEON restaurant on the ground floor, our team had to ensure that the proposed services installations caused minimal disruption. The team worked quickly and efficiently, enabling the newly refurbished offices to be completed in November 2017”.

Birrane House is now available to let, (5,500 sq. ft.). The self-contained building offers a superior position at the gateway to Borough Market and opposite the entrance of London Bridge Station:
