Green Building Design partnered with Avison Young to support Rathbones in relocating to their new office within the International Finance Centre, St. Helier. Working alongside Form DC and contractor Lotheringtons, GBD delivered a high-quality fit-out that reflects Rathbones’ professional identity while prioritising sustainability and operational efficiency.
Rathbones’ Jersey office in part of Rathbones InvestmentManagement International Limited and offers bespoke wealth management and specialist services for individuals, families, charities and professional advisers serving both local and international clients.
The project involved adapting space sublet from an existing tenant, requiring the careful assessment and modification of existing building services. By retaining and reusing systems where possible, the team minimised material waste, embodied carbon, and potential dilapidations liabilities at the end of the lease.
Delivered over a 12-week programme, the works were completed on time despite extended delivery periods associated with the Channel Islands location. The reconfiguration of the floor plan relocated open-plan and cellular spaces to opposite ends of the office, with corresponding service modifications and a new dedicated electrical supply to the Comms Room from the rising busbar.
Key Features
- 12-week fit-out programme completed to schedule.
- Sustainable approach through modification and reuse of existing M&E services to minimise waste and reduce dilapidations liability at end of leas
- New dedicated electrical supply to the Comms Room from rising busbar.

The 1 IFC project exemplifies Green Building Design’s capability to deliver technically complex, sustainable, and time-critical commercial projects that balance performance, cost, and environmental responsibility.
